Working with Buyers
Before I work with Buyers, I meet them at my office for a one to two hour buyer counseling session (or, at minimum, have a very long phone interview with them). The Buyers and I need information from each other so that we can accomplish our task - i.e. finding the Buyers a new home, successfully negotiating the terms, arranging appropriate financing, and ultimately closing and moving them into their new home.
At this buyer counseling session, I will help the Buyers answer the following questions:
- What is the buyer comfortable doing?
- What amount of money will the banks be comfortable lending to help the buyer buy?
- What will the buyer need out-of-pocket to purchase the home they can afford?
- What will it cost the buyer per month in payments after they acquire their new home?
At this buyer counseling session, I can enter Buyers into my "Home Finder Service." Together we can establish the Buyer’s criteria for searching our MLS property data base for possible matches. I can log the Buyers criteria into the system as a "saved search". I can then keep the Buyers posted whenever a matching property comes "on-the-market" (hours, days, or weeks before the property appears in ads or on the Internet).
Working with Sellers
Before I work with Sellers, I need to have a long phone interview with them so I can do appropriate background research on the property (or properties) that they are planning to sell. During the phone interview, we will schedule a time to tour the property.
After touring the property, we will have a one to two hour seller counseling session (either at the property or at my office). The Sellers and I need information from each other so that we can accomplish the task at hand - i.e., successfully marketing, selling, closing and transferring title to the Seller’s property.

Importance of First-Time Buyers
I especially enjoy helping first-time buyers discover what they can do.
Without first-time buyers, houses don’t sell. First-time buyers frequently start a series of sales by freeing their sellers to buy something else, thereby freeing all subsequent sellers in the chain to step onwards and upwards. Without first-time buyers, sellers are not free to move and real estate may just sit!
